Selling your home is a big step. We make it a small one.

There is a lot coming your way. Take your time and scroll on, and we will go through the questions in your head one by one.

Everyone who is about to sell thinks the same"Where do I actually start?"
"What is my home really worth?"
"Should I fix anything up before the sale?"
"How do I know I am getting the best price?"
"And who arranges all this, next to my busy life?"
You do not need to have the answers. That is what we are here for.
Where do I start?

Starting is one cup of coffee.

You do not need a plan, knowledge of funda or any idea of the market. You request an appointment and we come round. Within an hour you know what your home is worth, what is smart to do and not to do, and what the planning looks like if you decide to sell.

Free, without obligation and without small print. Then you decide, at your own pace. And if you decide to stay put for another year: that is fine too. At least you know where you stand.

What is it worth?

The right asking price, set together with you.

We set the very best asking price in direct consultation with you as our client. Backed by real sales in your neighbourhood, the condition and particular features of your home, and what we see happening at viewings every week.

Not an attractive number just to win the listing, but an honest price you can build on. A well-chosen asking price draws more attention in the first week, and that attention is what brings in the offers. That's how you get the most out of your home. You can read how we handle the rest below.

Will I get the best price?

That depends on three things.

A good sale price is not luck. It comes from how your home stands out, how the viewings go, and the strategy behind it. We take you through those three below.

High-ceilinged living space with a blue wall, plants and a long dining table
One: presentation and funda

We turn your home into an advertisement.

Beforehand, Erik walks through your home with his eye for interiors. Often a few small changes are enough, no renovation. Then Hadewij photographs your home with the light at the right moment of the day, and makes a 3D tour and a video, so viewers already walk through your home online.

And your home is not only on funda, but also on the other channels where buyers look around. More reach, more serious viewers, better offers.

What that delivers, measured by the funda Barometer

118%more reach
56%more interest
109%more viewings

Figures from the funda Barometer for our homes, compared with the regional average.

Two: the viewings

More than opening the door.

With us, the door is opened by someone who knows your home, your neighbours and the area. We tell the story of your home, what it is like to live there, and we take our time for people who are serious. A second viewing is never a problem.

After every viewing you hear from us what viewers said and what that means for the sale. That way you always know where you stand.

Three: the sales strategy

A good sale is never a coincidence.

We choose the right moment to go live on funda, reach out specifically to the buyers who suit your home, and build up interest calmly without putting on pressure. If the market moves differently than expected, we adjust.

The asking price we set together with you is the most important tool in this: not too high, not too low, but exactly right for the group of buyers we want to reach.

Our advice in practice

We think along with you. Every home calls for different advice.

We look at your home the way a buyer does. Sometimes the advice is an extra wall, sometimes an empty home, sometimes an open house with room to come back for another look. Below you can see what that achieved.

Bright living room with open kitchen and balcony, Jan van Schaffelaarplantsoen 33C
Jan van Schaffelaarplantsoen 33C · 59 m² · 3 rooms, 2 bedrooms

From one to two bedrooms

Our advice: put up a small internal wall to create a second bedroom, which made the home attractive to a much larger group of buyers.

Asking price €425,000 → sold for €530,000
Living room with tall windows and a concrete ceiling, Eerste Anjeliersdwarsstraat 12-B
Eerste Anjeliersdwarsstraat 12-B · 58 m² · 3 rooms, 2 bedrooms

Relaunched on the market

Our advice: relaunch the home after six months and turn the presentation around, with new-build comfort in a historic neighbourhood as the core message.

Asking price €550,000 → sold for €612,278
Empty, freshly styled living room, Turnerstraat 27D
Turnerstraat 27D · family with three children who had outgrown the home

Empty first, only then on funda

Our advice: move out first and hand over the home completely empty, have the walls painted where needed, and have the home styled.

The three bedrooms turned out to be three spacious bedrooms, something you could not see among all the belongings.
Living room with large garden doors to the back garden, Peter Martensstraat 110
Peter Martensstraat 110 · 144 m² · 5 rooms, 4 bedrooms

Room to take a proper look

Our advice: a tight schedule with an open house, and then giving buyers room to come back for another look. Once people have viewed a home twice, they dare to go all in.

Asking price € 850,000 → sold for € 991,000
Bright living room with a view over the city, Sinjeur Semeynsstraat 90-6
Sinjeur Semeynsstraat 90-6 · 80 m² · 3 rooms, 2 bedrooms

Months of silence, then sold in three weeks

Our advice: after months with another agent, relaunch the sale with fresh new photos and an asking price a few thousand euros lower. That put the home in front of a much larger group of buyers.

Sold within three weeks, after months without result.
Bright living room with French doors to the balcony, Zaanstraat 53
Zaanstraat 53 · 52 m² · 2 rooms, 1 bedroom

From no viewers to well over asking

Our advice: take new photos and help the seller with styling, turning a dull flat into a cosy home. With the previous agent, three viewers came in months; with us it sold within three weeks.

Asking price € 425,000 → sold for € 490,000

What do I have to do myself?

Your to-do list, when we handle it:

  • Arrange a photographer
  • Write the property description
  • Figure out funda
  • Schedule and host viewings
  • Messages from viewers at 10 pm
  • Negotiate every offer
  • Check the notary documents
  • Open the door for Hadewij
  • Sign at the civil-law notary

That is all. We do the rest, and after every step you get an update from us. That way you keep the overview, without the work.

And what does it cost?

One clear price. No surprises.

A fee of 1% of the sale price, including VAT. No start-up costs, and you only pay once your home has been sold.

That covers all of our work:

  • A tailored sales strategy
  • Professional photography, video and 3D tour
  • Floor plans and measurement report
  • We put your home on funda, aiming for the highest possible spot in the search results
  • All viewings
  • Negotiating every offer
  • Coordination with the civil-law notary
  • Available outside office hours
  • One fixed point of contact, no middlemen

The only thing you choose and pay yourself is the funda package, directly to funda. We discuss with you in advance which package suits your home, so you know exactly where you stand.

And what if your home does not sell? We agree that in advance too. Read the frequently asked questions

Who will I be working with?

No changing faces. Just the four of us.

There are four of us, so everyone at the office knows who you are and knows your home, whether you are buying, selling or both. So we always know exactly where things stand. Hadewij photographs your home, and Micha, Erik or Lisa is your own agent, from the first viewing all the way to the civil-law notary. You always know who you are dealing with, and you can simply message us on WhatsApp. In the evening too.

A few practical points

Frequently asked questions

When do I pay the fee?

Only once your home has been sold. You then pay 1% of the sale price, including VAT. There are no start-up costs.

What does the fee include?

All of our work: photography, video, 3D tour, listing and optimising your home on funda, all viewings, the negotiation and the coordination with the civil-law notary. The only thing you pay separately is the funda package: you choose and pay it yourself, directly to funda. We discuss in advance which package suits your home.

Can I first find out what my home is worth before I decide anything?

Yes. The market valuation at your home is free and without obligation. You get a well-founded figure and a clear plan, and then you decide at your own pace. You are not tied to anything.

Do I need to renovate before I sell my home?

Usually not. Small changes often make the difference: tidying up, a lick of paint, the right styling. Erik looks with you during the introduction and tells you honestly what pays off and what does not.

How quickly can my home be on funda?

After the introduction, usually within two weeks, depending on the planning of styling and photography. We plan this together, at your pace.

How do you set the asking price?

With real sales in your neighbourhood, the condition and particular features of your home, and what we see at viewings every week. We always set the asking price together with you.

Why a 3D tour?

Viewers already walk through your home online with it. Whoever books a viewing after that is truly serious. Few agencies offer it as standard, with us it is included.

Do you work in all of Amsterdam?

Yes, in every Amsterdam neighbourhood, and also in Amstelveen and Diemen.
