Moving up: selling your home

Outgrown your home? We take the next step with you.

Hoping for a baby, a second one on the way, or simply in need of more space. We sell your current home for the best price, so the move to something bigger really works out.

Sound familiar?

You need more space. Now what?

Your first home was perfect, until it wasn't. This is what we often hear from couples and young families.

"What will our place sell for?"

That decides what you can buy next. So an honest market valuation is always the first step.

"Should we sell first or buy first?"

With children, you would rather not move twice. That is why we work everything out carefully in advance.

"Viewings, with small children around?"

We handle the viewings. You make sure the place looks tidy, and you do not need to be there yourselves.

"Can we stay in the neighbourhood?"

For many families this matters most: the same school, the same childcare. We take that into account in the planning.

How we work

First know what you have, then choose where to go.

Micha, Erik or Lisa is your dedicated estate agent, from the first conversation to the keys. This is how we go about it.

  1. An honest market valuationRoughly what can you get for your current home? That is the basis for everything that follows.
  2. Working out what is possibleTogether with a mortgage adviser from our network, we look at what you can buy with the proceeds and your income. With children you are less flexible, so we do this thoroughly.
  3. The order and the timingBuy first or sell first? We line things up so you only have to move once.
  4. Your home in the shop windowHadewij photographs your home, with video and a 3D tour. A spacious, uncluttered presentation attracts exactly the buyers who are looking for a place like yours.
  5. Viewings without the hassleWe do all the viewings, and after each one you hear what the visitors thought. You do not need to be there, which is handy with small children.

Good to know

What you will want to know when selling your current home.

A few things that come into play when you sell to move somewhere bigger.

Your buyers are often first-time buyers

For many first-time buyers, an apartment is exactly the right first home. Buyers up to age 35 pay no transfer tax on a home up to €555,000, and from 1 January 2027 up to €615,000 (the first-time buyer exemption, or startersvrijstelling). That widens the pool of buyers for your home.

Your equity goes into the next home

The equity of your current home usually goes into your new one. If you borrow more for your new home than the purchase price minus that surplus, the interest on the extra part is not tax-deductible. Your mortgage adviser will work it out.

Buying first and bridging the gap

If you buy first, a bridging loan (overbruggingskrediet) lets you use your equity before your current home is sold. Such a loan usually runs for two years at most.

Decluttering with children at home

Toys, the pushchair, the drying rack: they are part of life, but not of the photos. A few smart choices show how much space your home really has.

The owners' association documents

If you sell an apartment, buyers will ask for the documents of the owners' association (VvE), such as the long-term maintenance plan and the minutes. We make sure everything is ready in time.

Energy label and ground lease

You need a valid energy label to sell. If your home is on ground lease (erfpacht), buyers will want to know how it is arranged. We go through it together with you.

This is general information. Always have your own situation calculated by a mortgage adviser. We are happy to put you in touch with a good one.

In practice

From an apartment in Noord to a house around the corner.

We have helped several couples in Amsterdam-Noord who outgrew their apartment. Often with a little one, and sometimes with a second on the way.

They bought a family house in the same little neighbourhood. The same shops, the same childcare: for them hardly anything changed, apart from the space.

That is often the best way to do it. First know exactly what your current home will bring in, then search in a focused way in the area where your family already feels at home.

Who helps you

A steady team, and the choice is yours.

Alongside your own estate agent, we work with people we know and trust.

  • MortgageWe work with several mortgage advisers we know and trust. They calculate what you can buy with the proceeds.
  • Your new homeWould you like us to find your new home as well? Then the sale and the purchase fit together neatly.
  • MovingWe know several removal companies and are happy to help you choose.
  • NotaryNo fixed civil-law notary: you choose, and we help you make that choice.

We can help with everything. But the choice is always yours.

What does it cost?

A fair price, no surprises.

A 1% fee on the sale price, including VAT. No start-up costs, and you only pay once the home is sold. The first conversation and the market valuation are free and without obligation.

The only thing you choose and pay for yourselves is the funda package, directly to funda. Would you like us to find your new home too? Then you pay our fixed buying fee of €3,500 including VAT for that.

How we sell a home

The practical bits

Frequently asked questions about selling to move somewhere bigger

What is our home worth?

We determine that with a free market valuation, based on real sales in your neighbourhood and the condition of the property. It also tells you roughly what you can buy next.

Should we sell first or buy first?

With children, you would rather not move twice. That is why most families buy first and sell afterwards, if needed with a bridging loan. We work out in advance what that means for you.

Do we need to be home for the viewings?

No. We do all the viewings. You make sure the place looks tidy, and we take care of the rest.

What should we do to sell our home well?

Mainly declutter and show off the space. Small improvements can pay off, a renovation is almost never needed. We walk through the property together and tell you honestly what is and is not worth the effort.

Who buys our apartment?

Often first-time buyers. Buyers up to age 35 pay no transfer tax on a home up to €555,000, and from 2027 up to €615,000. That gives many apartments a large group of potential buyers.

Can you also find our new home?

Yes. Then we line up the sale and the purchase carefully. For the purchase you pay the fixed fee of €3,500 including VAT.

What does selling cost?

A 1% fee on the sale price, including VAT, and you only pay once the home is sold. The first conversation and the market valuation are free. You pay for the funda package yourselves, directly to funda.
