Still taking the stairs today. One floor would be nicer later.
You are thinking ahead, and that is smart. It does not have to happen right away, but when the time comes, you want to be well prepared. We sell your home at your pace.
Thinking ahead, without rushing.
People who think about later want to arrange things well before they have to. This is what we often hear.
"There is no need yet, but when is the right time?"
If you start early, you have a choice. You sell because the timing suits you, not because you have to.
"I want to live closer to the children."
We hear that a lot. The neighbourhood then matters a great deal, and you look for a home near your children.
"My children want to help."
Good. If you would like that, we involve them in the sale and keep them informed too.
"Sell first, or find something first?"
A good single-floor home does not come along every week. It is often wise to search first and sell afterwards.
In good time, at your pace.
Micha, Erik or Lisa is your own estate agent, from the first conversation to the keys. This is how we work.
- Making a plan, calmlyWe talk about what you want and when. There is no rush, so we make a plan you feel comfortable with.
- First, knowing what your home is worthAn honest market valuation tells you what your home will fetch, and so what is possible for your next home.
- Choosing the right orderSingle-floor homes with a lift are out there, but not every week. We often find the right home first and time the sale around it.
- Your children involved, if you wishWould your children like to think along? Then we include them in the process and keep them informed as well. You decide who hears what.
- We do the workPhotos, funda, viewings, negotiating and the civil-law notary. You simply keep living at home until your new home is ready.
What you want to know when selling to live on one floor later.
A few things that play a part when you think ahead.
Selling in good time pays off
Selling without time pressure means you can calmly wait for the right buyer, and you do not have to settle for the first offer. That is the big advantage of thinking ahead.
Your stairs are no problem for someone else
A home with stairs is often exactly what young families or couples are looking for. We present your home to the buyers it suits best.
Your home equity
If you bought a long time ago, your home has often gone up a lot in value. That equity can pay for most of your next home, so your monthly costs stay low.
A mortgage around retirement
If you are close to state pension age, the bank looks at your income after retirement. So have a mortgage adviser work out what is possible before you start searching.
Buying first, then selling
Found the right home before your current one is sold? A bridging loan (overbruggingskrediet) lets you use your equity already. This kind of temporary loan usually runs for two years at most.
Paperwork in order
The energy label, the owners' association (VvE) documents for an apartment and the ground lease (erfpacht) terms: buyers want to see all of it. Because you start early, we have plenty of time to gather everything properly.
This is general information. Always have a mortgage adviser work out your own situation. We are happy to put you in touch with a good adviser.
What we see in practice.
The people who come to us for this step are often, though not always, a little older. They can still manage the stairs perfectly well, but they are thinking about later. We think that is sensible.
Many want to live closer to their children, in a neighbourhood with shops around the corner and some life on the street. Calm, but not quiet.
And the children regularly help with the search or the sale. We are glad to work with them, as long as you stay in charge.

Frequently asked questions about selling for future-proof living
When is a good time to sell?
Ideally before you have to. If you start early, you can calmly search for the right home and wait for the right buyer. A first conversation helps you work out what a good moment is for you.
Should I sell first or find a new home first?
It is often wise to search first, because good single-floor homes with a lift do not come along every week. With a bridging loan you can buy first and sell afterwards.
Can my children help?
Yes, we would welcome that, if you want it. We can involve them in conversations and keep them informed. You decide who hears what.
Will my home with stairs still sell well?
Certainly. For young couples and families, stairs are usually no problem at all, and sometimes even a plus. We present your home to the buyers it suits.
Can I still get a mortgage around retirement?
Yes, but the bank will look at your income after retirement. With the equity in your current home you often need less. Have it worked out beforehand.
Can I keep living at home during the sale?
Yes. We handle the viewings, and you simply stay until the transfer or until your new home is ready.
What does selling cost?
A 1% fee on the sale price, including VAT, and you only pay once your home is sold. The first conversation and the market valuation are free. You pay for the funda package yourself, directly to funda.
Looking for a home for later?
At this stage, selling and buying often go hand in hand.
Tell us how you would like to live later.
The first conversation is free and without obligation, at our office on the Singel or simply at your home. Your children are welcome to join. Afterwards you will know what your home is worth and what the next step could be.
