Will I win the bidding?
That depends on three things.
A good purchase is no coincidence and no gamble. It comes from how quickly you are there, how well you know the condition of the home, and how you negotiate. We take you through those three below.
One: early access and speed
Amsterdam moves fast. So do we.
As soon as a home matches your search profile, you hear it from us, often before it is on funda. You get time to think calmly about what we already see: does this really suit you?
At a viewing we look critically with you straight away, so you know the same day whether it is worth pursuing.
Two: the structural and legal check
What you do not see can cost you dearly.
At every viewing we take a critical look at the condition of the home: damp, cracks, the foundation, what is going on at the owners' association (VvE). If we have doubts, we recommend an official structural survey before you make an offer.
We also go through the legal side: the purchase agreement, the VvE documents, any ground lease (erfpacht) conditions. That way you sign knowing what you are signing, not on a gut feeling.
Three: negotiating
Bid sharply, without regrets afterwards.
Together with you we decide how far it is sensible to bid, based on recent sales in the area and the condition of the home. Not a shot in the dark, but a well-founded offer.
