In principle, no. With a power of attorney you don't have to be in the Netherlands for the sale.

How we work

We handle it all, you stay in the loop.

  1. A clear plan and priceWe start with a market valuation based on recent sales in your area, and plan the sale around your departure date.
  2. Photos, video and fundaHadewij photographs your home and makes a video and a 3D tour. We put your home on funda and on the other channels where buyers look.
  3. Viewings without youWe have the keys and do all the viewings. After each one, you hear what buyers said.
  4. Offers and negotiationWe negotiate for you and discuss every offer with you, by phone, video call or WhatsApp, at a time that suits you.
  5. Powers of attorney and the notaryWe arrange the powers of attorney with the notary in good time, so everything can go ahead without you having to come to the Netherlands.

The practical things that come up most when expats sell their Amsterdam home.

Signing with a power of attorney

You can authorise someone to sign the deed of transfer for you. Still in the Netherlands? Then you sign the power of attorney at a notary here. Already abroad? Then you usually sign in front of a local notary, and depending on the country an apostille is needed. The Dutch notary tells you exactly what's required.

Leaving before it's sold

Arrange the power of attorney before you go. Then the sale can simply continue after your departure, and you don't need to travel back.

Selling a rented home

A sale doesn't end the lease: the tenant can stay and the buyer takes over the contract. A home sold with a tenant usually fetches less than an empty one. Since 1 July 2024 most new rental contracts are for an indefinite period, so check your contract before you plan the sale.

Your mortgage

Your mortgage is repaid at the notary from the sale proceeds. Usually there's no early repayment fee when you sell your home, but check with your lender in advance what they need from you.

Tax on the sale

In the Netherlands you don't pay tax on the profit from selling your own home. Your new country may have its own rules, and a home you've rented out is treated differently, so check with a tax adviser.

The documents

Buyers ask for the energy label, the owners' association (VvE) documents and details of the ground lease (erfpacht). We make sure everything is ready, so you don't have to search for it from abroad.

From Brazil, India or the US: it works.

We regularly sell homes for owners who have already left the Netherlands. We've sold homes for people living in Brazil, in India and in the United States.

Sometimes they leave on a fixed date while the home is still for sale. Sometimes the home has been rented out for a while before they decide to sell. In both cases we take everything off their hands, and they don't need to come back for the sale.
