Free home valuation in Amsterdam

Want to know what your home is worth? We come to your home, or you start online and receive the valuation by email. Both are free, and you are not committed to anything.

The short answer

1 working dayand you will hear from us
1 hourat your home, and you know what it is worth

A valuation tells you what your home is worth on the Amsterdam market today, and at what asking price you can best put it up for sale. With us, it is free. You choose how: we come to your home, or you start online with a few details and receive the valuation by email.

We back up the figure with homes that recently sold in your neighbourhood. That way you can see for yourself what it is based on.

What you get

What do you get with a valuation?

More than a figure. After the valuation you know where you stand and what your next step is, even if you are not ready to sell yet.

  • A well-founded value, with the homes sold in your neighbourhood alongside it
  • Advice on the asking price, and how to reach the most buyers
  • What makes your home strong, and where buyers will try to negotiate the price down
  • What still needs arranging before the sale, such as the energy label
  • What the sale will cost you, so you know what you keep
  • Answers to all your questions, without obligation

Two ways

At your home or online first?

We visit you. One of our agents comes to your home. We walk through it together, look at what buyers will see and ask about what they will not see, such as the owners' association (VvE) or a renovation. Within an hour you know what your home is worth and what a sale would look like. Leave your phone number and we will call you within one working day to choose a moment.

Online first. Would you like an idea first, without anyone coming round? Fill in your address. Within one working day we will email you a few questions: how big your home is, how many bedrooms it has and what state of repair it is in. With your answers we prepare the valuation and send it to you by email.

Online is a good start, but we do not see your home. A beautiful kitchen, a dark back room or a roof that needs replacing: you only notice those when you are standing there. If you decide to sell, we are happy to come round after all.

What determines the value

What determines the value of your home in Amsterdam?

Size and neighbourhood say a lot, but in Amsterdam the details make the difference. This is what we look at in every valuation.

The location, down to the street

Two homes in the same neighbourhood can differ a lot. A quiet side street or a busy main road, a view of the water or of a courtyard, sun in the garden or shade all day. Buyers pay for the spot, not just for the square metres.

Ground lease (erfpacht)

In Amsterdam, many homes are on municipal ground lease. Has the ground rent been bought off for good, or will it soon be set again? Buyers factor that into their offer. That is why we always include the ground lease in the valuation.

The owners' association and the building

With an apartment, you also buy a share of the building. An active owners' association (VvE) with a maintenance plan and healthy reserves reassures buyers. A facade that has been due for work for years, or an empty reserve fund, does not.

The energy label

A better label makes your home cheaper to live in, and buyers see that in their monthly costs. If your label turns out worse than you expected, read why the energy label is often disappointing when you sell.

Floor, outdoor space and layout

An upper-floor home without a lift appeals to a different buyer than a ground-floor home with a garden. A south-facing balcony, a second bedroom that really is a bedroom, a bathroom from last year: it all counts.

The foundations

In the older neighbourhoods, many houses stand on wooden piles. We check what is known about your building, so you know what a buyer may ask about it and you are not caught out later.

Preparation

What do we look into beforehand?

Before we ring your doorbell, we have already looked into your home. We check which homes in your neighbourhood sold recently, and for how much. We look up the year of construction and the official floor area, the energy label and the WOZ value, and what is known about the foundations.

We also check whether your building is a listed monument or in a protected cityscape, how the ground lease is arranged and how long the waiting list for a parking permit is in your area. That way the conversation at your home is about your home, not about general figures.

Appraisal

Valuation or formal appraisal?

A valuation from us is free and meant for selling: what is your home worth, and at what asking price do you put it on the market? A formal appraisal (taxatie) is something else. It is done by a registered valuer, usually because the buyer's bank wants a validated appraisal report for the mortgage. You pay for it, and usually the buyer arranges it.

So you do not need an appraisal to sell. If you do need one, for example for a larger mortgage on your current home or in a divorce, we will refer you to an independent valuer. And the WOZ value? It means something different than you might think, as you can read in our blog on the WOZ value and selling your home.

Useful to have ready

How to get the most out of your valuation

You do not need to prepare anything. If you have these to hand, the figure becomes even more precise:

  1. Your energy label, if you have one
  2. The owners' association documents: the latest minutes, the annual accounts and the maintenance plan
  3. Your ground lease deed, or the agreements on the ground rent
  4. What you have renovated or replaced, and when
  5. A floor plan or measurement report, if you have one

From experience

An honest figure, even if you hoped for more

It is tempting to choose the agent who names the highest figure. Some agents know that, and name a figure they do not believe in themselves. After a few weeks without offers comes the conversation about a lower asking price. By then your home has been online for a while, and buyers start wondering what is wrong with it.

We do not do that. You get the figure we actually see in the market, with the sold homes it is based on. If it comes out lower than you hoped, we tell you that too. Better an honest conversation at the start than a disappointment six weeks later.

Practical questions

Frequently asked questions about the valuation

Is the valuation really free?

Yes. Whether we visit you or you start online, you pay nothing and you are not committed to anything. Only if you ask us to sell your home do we agree on the costs.

How long does a valuation at your home take?

About an hour. We walk through your home together and talk about your plans. By the end, you know what your home is worth and what a sale would look like.

What is the difference between a valuation and a formal appraisal?

A valuation tells you what your home is worth and at what asking price you can put it on the market. A formal appraisal (taxatie) is an official report by a registered valuer, usually for the buyer's mortgage. You do not need an appraisal to sell.

Is the WOZ value the same as what my home is worth?

No. The municipality sets the WOZ value for property tax, based on a reference date more than a year ago. A valuation looks at what homes like yours sell for now, and at what makes your home different.

Do you also do valuations in Amstelveen and Diemen?

Yes. We work all over Amsterdam and in Amstelveen and Diemen, and we know the streets and the recent sales there.

Do I have to sell with you after the valuation?

No. You get an honest figure and a plan, and then you decide in your own time. Even if you only want to sell in a year, a valuation is useful now.
