A home for now, and for later. On one floor, and close by.
Everything on one level, a lift, shops around the corner and your children not far away. We search with you for a home where you will be happy for years to come.
What makes a home right for later?
A home that suits you as life changes asks you to look at it differently than you are used to. This is what we often hear.
"No more stairs, please."
A home with everything on one floor, and a lift to get up there. They exist, but you have to look carefully.
"Still a few steps after all."
It happens more often than you would think: there is a lift, but just outside the entrance there are a few steps. We keep an eye on that.
"Close to the children."
Many people want to live closer to their children. That often decides which neighbourhood we search in.
"Calm, but not too quiet."
Shops nearby and some life on the street. A neighbourhood where you enjoy popping out for a bit.
With a sharp eye on later.
Micha, Erik or Lisa is your own buying agent, from your first search request to the keys. This is how we work.
- Your wishes, togetherHow many rooms, which neighbourhood, how close to your children, and what is your budget? We draw up a clear search profile.
- Working out the budgetTogether with a mortgage adviser from our network, we look at what is possible, also with your retirement in mind. With the equity in your current home, you often need less than you think.
- A focused searchApartments built from the 1990s onwards often have a lift, but older buildings can offer good options too. We keep an eye on the market for you.
- Viewing with later in mindIs there a lift, are there raised thresholds, are there steps at the entrance, are the bedroom and bathroom on the same floor? We check it at every viewing.
- Your children involved, if you wishWould your children like to help search or come along to viewings? We are glad to work with them.
What to look out for in a home for later.
A future-proof home needs more than just a lift.
The entrance
A lift is great, but also look at the front door of the building. A few steps outside make a home less suitable for later, especially with a walker.
Everything on one floor
Living room, kitchen, bedroom and bathroom on the same floor. And ideally a bathroom with a shower, not just a bath.
The lift and the VvE
A lift needs maintenance, and you see that in the service charges of the owners' association (VvE). Check the long-term maintenance plan and whether the lift is properly covered in it.
The neighbourhood
Shops, the GP, public transport and your children close by. And a neighbourhood with some life in it, where you enjoy popping out for a bit.
A mortgage around retirement
If you are close to state pension age, the bank looks at your income after retirement. With the equity in your current home, you often need a smaller mortgage.
Adaptations later on
If a disability means you need adaptations at home later, you can ask the municipality about support through the Wmo (Social Support Act). A home that is already on one floor makes a big difference.
This is general information. Always have a mortgage adviser work out your own situation. We are happy to put you in touch with a good adviser.
What we see when searching.
Amsterdam has more single-floor homes with a lift than many people think. Apartments built from the 1990s onwards in particular often have one.
We do regularly find a few steps at the entrance, which means you still have to climb up after all. That is why, for every home, we also look at the route from the street to your front door.
And the neighbourhood counts just as much as the home itself. Most people want to live close to their children, with shops nearby and some life on the street.

Frequently asked questions about buying a future-proof home
What is a future-proof home?
A home you can keep living in when stairs become harder. Everything on one floor, a lift, no thresholds or steps at the entrance, and ideally shops and public transport nearby.
Are there enough single-floor homes with a lift in Amsterdam?
More than many people think. Apartments built from the 1990s onwards in particular often have a lift. What is available does differ per neighbourhood, so a focused search helps.
What should I look out for at a viewing?
The lift, steps at the entrance, thresholds, and whether the bedroom and bathroom are on the same floor. Also check the VvE service charges, because a lift needs maintenance.
Can my children help with the search?
Yes, we would welcome that. Children regularly help search or come along to viewings, and we are glad to work with them.
Can I still get a mortgage around retirement?
You can, but the bank will then look at your income after retirement. With the equity in your current home, you often need a smaller mortgage. Have it worked out beforehand.
Can you also sell my current home?
Yes. We then align the purchase and the sale carefully. For the sale you pay a 1% fee including VAT, only once your home is sold.
What does your buying agent service cost?
€3,500 including VAT for full purchase guidance, for homes worth up to €1,000,000. Above that, we agree an adjusted fee in advance. The first conversation is free.
Selling your current home?
At this step, buying and selling often go together.
