The apartment:
A spacious staircase leads to the second floor. You enter through the foyer, from which you can access virtually every room in the apartment.

The semi-open kitchen has a practical layout and offers plenty of counter and storage space. You’ll cook on an extra-wide five-burner ceramic cooktop, complete with an exhaust hood, an oven, a Siemens dishwasher, a refrigerator, and a freezer with three drawers. There’s no shortage of cabinet space here.

You can step right out onto the wide, deep balcony from both the kitchen and the living room. Facing west, you can enjoy the sun here from the afternoon into the evening, with an unobstructed view of the green courtyard garden and that beautiful, large ash tree. The indoor and outdoor spaces blend seamlessly together here.

The living room has a wide sliding door leading to the balcony. The walls and ceiling are smoothly plastered, and the floor is covered with neat laminate flooring. Thanks to its corner location and large windows, the room is wonderfully bright.

The entryway offers plenty of storage space, spread across several closets. The first closet houses the boiler (Intergas, manufactured in 2013) with the connection for the washing machine. This boiler provides hot water; the home itself is heated via district heating. The second closet provides space for the dryer; a separate closet is ideal for your shoes, and the built-in closet can be used for additional storage. The utility closet is separate and is equipped partly with a ground-fault circuit interrupter and partly with (grounded) circuit breakers. Fiber-optic internet is also available.

The toilet is separate from the bathroom and features a wall-mounted toilet with a small sink. The bathroom is neatly finished with large white wall tiles, anthracite-colored floor tiles, a vanity, and a comfortable shower. The recessed spotlights add the finishing touch.

The house has two bedrooms. The first one is nice and spacious, with room for a double bed and a good set of built-in closets. The second bedroom can also easily be used as a home office or guest room.

On the ground floor, the home includes a private storage room, accessible through the central hallway (straight ahead in the middle). The storage room has natural light. There is also a communal bicycle storage area.

The neighborhood:
Het Waddenland is located as an extension of the popular Amstelkwartier, in a green and spacious residential neighborhood in the center of Duivendrecht. The complex is surrounded by a park-like communal garden, allowing you to enjoy a peaceful, green living environment while still being close to the city. By bike, you can reach Amsterdam in 10 to 15 minutes.

Public transportation is excellent: two metro stations and a NS train station are within walking distance, and by car, you can quickly reach the A1, A2, A9, and A10 highways. Nearby, you’ll find a shopping center, various dining options, sports clubs, a library, and schools. Free parking is available on the property.

The Homeowners’ Association:
The apartment is part of two active homeowners’ associations: one for the building and one for the communal garden. Both are active and well-managed, and there is a long-term maintenance plan in place. The monthly fee for the building’s Homeowners’ Association is €220. In addition, you pay an advance on heating costs of €130 per month and a monthly fee of €50 to the garden’s Homeowners’ Association.
