What does a selling agent in Amsterdam cost?
With us, you pay 1% of the sale price, including VAT, with a minimum of €3,500. There are no start-up costs, and you only pay once your home has been sold.
On top of that, you choose and pay for a funda package yourself (€279 to €649), and sometimes a new energy label (usually around €260). Nothing else is added.
Below you can read what is included in that 1%, what you pay at your sale price and what to look out for when you compare agents.
What is included in the 1%?
All of our work, from the first conversation to the key handover. You do not need to buy anything extra.
- A free market valuation and a sales strategy tailored to your home
- Photos by our own photographer Hadewij, on a day with good light
- A video, a 3D tour and 360° photos of every room
- A floor plan and a measurement report
- Your home on funda, entered by the same agent who visited you at home
- An advertising campaign on Facebook and Instagram
- An online calendar where viewers book a viewing themselves, and a phone team for when our lines are busy
- Every viewing, accompanied one-on-one
- The negotiation on every offer
- The purchase agreement and the coordination with the civil-law notary, up to and including the key handover
- One dedicated agent as your contact, also reachable in the evening
What do you pay at your sale price?
An example: if you sell your home for €500,000, you pay us €5,000. For €750,000 that is €7,500. If your home costs less than €350,000, you pay the minimum of €3,500.
All of these amounts include VAT. So nothing is added on the notary's settlement statement.
What do you pay besides the agent?
Two things fall outside our 1%: the funda package and, if needed, a new energy label. Nothing else is added from our side.
The funda package
We put your home on funda, but you choose and pay for the package yourself, directly to funda. That is how funda has set it up: we advise, you receive an email from funda and order the package there. There are three packages, Brons, Zilver and Goud (Bronze, Silver and Gold), each for a maximum of one year. If your home sells sooner, the listing stops sooner.

What is the difference? With Brons, your home is listed in full, with all photos and the floor plan, and it appears in the emails and alerts that house hunters receive. With Zilver, it sits higher and larger in the search results, and the video, 3D tour and 360° photos we make are visible too. Goud puts your home highest and largest, with ten photos already in the search results, its own promo text and a photo in the alert to house hunters.
We choose together which package suits your home. That depends on your home, what else is for sale in the neighbourhood and what you want to achieve. If you want your home to stand out even more, funda also offers separate extras, such as a spot above the search results or on funda's homepage.
Until the end of 2026: funda is offering a free upgrade. Choose Brons and you get Zilver. Choose Zilver and you get Goud.
The energy label
A valid energy label is mandatory when you sell a home. A label is valid for ten years. If you no longer have one, or your label is outdated and could be better, for example because you have added insulation since, you have a new label made. That usually costs around €260. We send you a link to one of our regular partners, so you can book an appointment yourself at a time that suits you.
When do you pay?
Only once your home has been sold and the transfer takes place at the civil-law notary. We send our invoice to the notary, who deducts the amount from your sale proceeds. So you do not have to pay anything up front or transfer anything yourself. Only the funda package is paid in advance, directly to funda, before your home goes online.

And if your home does not sell?
If your home does not sell, you do not pay a fee either. That also applies if a sale falls through at the last minute, for example because the buyer cannot get their mortgage approved. You pay once, for the sale that does go through.
If you stop the sale yourself, you reimburse the work we have already done, such as the photos, the video and the floor plan. What that costs is set out in black and white in our agreement beforehand. That way you know before you sign.
Comparing agents: what should you look out for?
Many agents charge a percentage of the sale price, others work with a fixed amount. The real differences are often in the small print. So ask every agent these five questions:
- Is the fee including or excluding VAT?
- Do you pay anything up front, such as start-up costs?
- What is included, and what do you pay separately? Think of photos, video, floor plan and the funda package.
- What does it cost if you stop yourself?
- Who does your viewings, and who is your dedicated contact?
Do not choose on price alone
We have taken over several homes from an agency that competed mainly on price. An agency like that can only survive with many listings at once and quick sales. You notice that an agency is working on your home, not an agent who really knows it.
We sold those homes quickly after taking them over. Not with a trick, but with attention and time: looking closely at a home's strong points and showing them. Over the past year, we sold homes for an average of 8% above the asking price. On a €500,000 home, a 1% difference in sale price is already €5,000, as much as our entire fee.

Is your fee including VAT?
Yes. The 1% and the minimum of €3,500 include VAT. The amount you hear in the first conversation is also the amount on the notary's settlement statement.
Do I pay anything up front?
Not to us. There are no start-up costs, and you only pay our fee at the transfer. You do pay for the funda package in advance, directly to funda, before your home goes online.
What does a selling agent cost for a home under €350,000?
Then you pay the minimum of €3,500, including VAT. For that you get the same as for any other home: photos, video, 3D tour, floor plan, every viewing and the negotiation.
Is funda included in the fee?
No. You choose and pay for the funda package yourself, directly to funda. The packages currently cost €279, €449 or €649, including VAT. We choose together which package suits you.
Do I also pay if the sale falls through?
No. If the sale falls through, for example because the buyer's financing is not approved, you pay nothing. You pay once, for the sale that does go through.
Is the market valuation free?
Yes. The market valuation at your home is free and without obligation. You get a substantiated figure and a plan, and then you decide at your own pace.
