What does a buying agent in Amsterdam cost?
With us, you pay a fixed price of €3,500, including VAT, for homes up to €1 million. That covers the whole purchase, with as many offers as it takes. You pay at the transfer at the civil-law notary. If you buy above €1 million, we agree a fee in advance.
In short: you pay one fixed amount for the whole purchase. Whether you make one offer or five, it stays €3,500. And you pay at the transfer, once the home is yours.

What is included in the €3,500?
All of our work, from the first conversation to the key handover.
- An introduction and a search profile tailored to you
- A daily eye on the market, also beyond funda, so you often see new listings sooner
- Joining you at viewings, with an eye for the structural condition
- Legal checks: ground lease (erfpacht), the owners' association (VvE) documents and the purchase agreement
- A bidding strategy based on what comparable homes in the area actually sold for
- The negotiation, with an unlimited number of offers
- The purchase agreement and the coordination with the civil-law notary, up to and including the key handover
- One dedicated agent as your contact, also available in the evening
One price, however expensive the home
With us, the price does not depend on the purchase price. Whether you buy an apartment for €450,000 or a home for €850,000, you pay €3,500, including VAT. Even if you need to make more offers.
What do you pay on top of the agent?
When you buy a home, there are also costs that are not ours. You pay those directly to the party that does the work.
Structural survey
We look at the structural condition at every viewing. If you want certainty on paper, or the home calls for it, you have a survey done by a specialist firm. We put you in touch with firms we often work with.
Valuation report
For your mortgage, the bank wants to know what the home is worth. A registered valuer sets that out in a valuation report.
Civil-law notary
The civil-law notary draws up the deed of transfer and, if you take out a mortgage, the mortgage deed. As the buyer, you usually choose the notary yourself.
Mortgage advice
A mortgage adviser works out how much you can borrow and arranges your mortgage. We work with a regular adviser we know and trust.
Transfer tax
When you buy an existing home, you pay transfer tax to the Dutch government. If you are under 35 and buying your first home to live in yourself, an exemption may apply under certain conditions. Your mortgage adviser or the civil-law notary will work out what it means for you.
When do you pay?
At the transfer at the civil-law notary. So you pay us once the home is yours. If your search stops earlier, you pay for the work we have already done. What that is, is set out in advance in the agreement.
Above €1 million
If you buy a home for more than €1 million, we agree a fee in advance that suits your search. That way you always know where you stand beforehand.
Why a buying agent?
The seller has an agent working for them. With a buying agent, you have one too. This is what we do for you:
- We see the figures: what comparable homes in the area actually sold for, not just the asking price.
- We are in the market every day, so we sense how a home will do and how high you need to bid.
- We see more structurally. Micha completed the training as a building inspector himself, and by the time you make an offer, we already know what still needs to be looked into.
- We read the documents: ground lease, owners' association and purchase agreement, so you know what you are buying.
- We often hear about new listings sooner, sometimes before they are on funda.
Searching for ages, then successful after one or two offers
We see it often: people have been searching for months, make offer after offer and keep missing out. When they then continue with us, it often works out after one or two offers.
That is not down to luck. We see more figures, we do this every day and by the time you make an offer we already see what still needs to be checked structurally. And sometimes we buy a home that was never on funda, because it reached us earlier through our network.
