The property:
In Achilles Street, right against the Stadionkade, is this fine apartment on the second floor in a wide, green street full of trees. As soon as you enter, you immediately notice the light. The living room at the front has large windows, making the space open and pleasant to the touch.
The house is lovely and bright and has an oblique view of the water of the Stadionkade through the kitchen window, which gives just that extra sense of space and tranquility.
The combination of a wooden floor and tightly plastered walls and ceilings provides a quiet, well cared for base where you can move in immediately. There are also beautiful authentic details present, such as stained-glass windows that conjure a beautiful color palette on the walls in sunny weather. The area:
Living in Amsterdam Zuid is actually always good. The Achillesstraat is in the middle of the lively Stadionbuurt where you really have everything close by. You can easily walk to Stadionplein for a terrace or a bite to eat while on Saturday there is a nice market. For groceries, Marqt (Ekoplaza), L’Amuse and Le Fournil bakery are literally around the corner. Want to catch a movie? The city is of course within reach, but also five biking minutes away along the Zuidas you will find the new cinemas The Pulse and Rialto VU.

The Olympic Stadium and Schinkel Island are nearby, as are the Vondelpark and the Amsterdamse Bos. You can go in all directions for a run or a walk in the sun. Beatrixpark is also a nice place for some peace and quiet in the city. Picnicking is very good just around the corner, under the tall trees on the grass of the Stadionkade. Parking is not a problem here by the way, there is almost always space in the street.

Connections to the rest of the city are excellent. Several streetcars and buses stop there so you can get everywhere quickly. Station Zuid WTC is a few minutes away so the train is always nearby. By car you are on the A10 ring road in no time. You can even reach the Zuidas by bike within five minutes.

The VvE and ground lease
The VvE has 28 members, is active and professionally managed. The entire roof was renewed in 2024 and the lead pipes were recently replaced. A multi-year maintenance plan is available and the contribution is €272,- per month.
The ground rent is €547,- per year and the period runs until 15-02-2055.
