A valuation is not the same as an appraisal.
An appraisal is a document prepared by a broker/appraiser for purposes such as applying for a mortgage. An appraiser must have personally seen the home inside and out. Then he will study all the factors and that’s where the value of the home comes from. An appraisal is not free. On average, an appraisal costs between €400 and €800.
An appraisal is the first logical step you can take if you want to know the value of your home. For example, if you are orienting for a new home for sale, it is useful to know how much (excess) value your home has. Then you also know your spending power.
When determining the value of the home, the location, condition of the home, pluses and minuses and the local market are carefully considered.
A good valuation will also provide advice on the best asking price to ask if you actually want to sell the house in Amsterdam.
There are two ways for a valuation. Online or with a personal appointment.
There are many real estate agents who offer a free online valuation on their websites. After entering your name, address, email and phone number, you can get an estimate of the value based on address. You can understand that this is not ideal. After all, it remains an estimate.
You can also choose to make an appointment with a real estate agent. Usually this is also free of charge and without obligation. If not, look for another broker.
Once the real estate agent has seen your home in Amsterdam inside and out, the value can be determined much better.
